Complying with these House Rules at the Vacation Rental Property is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit.
1. GENERAL REQUIREMENTS
a. All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and
b. Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
2. NOISE AND THE NEIGHBORHOOD
a. This Vacation Rental is suitable for children of all ages but is not fully child proofed. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
b. Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;
c. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
3. VISITORS
a. Guests are allowed a maximum of four (4) Visitors at any time during their stay.
b. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that. Visitors are complicit with these House Rules.
c. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
4. FUNCTIONS
a. Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
b. Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
5. PARKING
a. Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b. Parking arrangements at the Vacation Rental are as follows:
i. Up to two (2) vehicles may park in front of the main entrance of the home
ii. Up to four (4) vehicles may park in the driveway
iii. The garage is not available for guest parking as it houses the golf cart and our personal boat during the winter months
6. GARBAGE AND RECYCLING
a. Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Vacation Rental (as set out below) in the allocated trash cans, and excess rubbish must not be left in public or common areas; and
b. Garbage and Recycling arrangements at the Vacation Rental are as follows:
i. Trash (stored in the green bin) is picked up every Monday
ii. Recycling (stored in the blue bin) is picked up every other week on trash day as outlined on the calendar located in the far right drawer in the kitchen
iii. Guests are responsible for emptying trash bins throughout their stay and placing the bins at the curb on designated trash days during their stay. Trash bags are provided in the pantry for all trash cans.
7. SECURITY
a. For your security there are cameras on the exterior of the home. This includes the main entryway, the driveway and the pool area. For your privacy there are no cameras in the interior of the home.
b. Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
c. Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Vacation Rental.
8. SWIMMING POOL
a. The Swimming pool can be used at any hour so long as the rules regarding Noise above are being followed.
b. For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in a fine deducted from the security deposit.
c. For your security, there are two gates used to enter and exit from the pool area. It is the guest’s responsibility to keep these gates closed and supervise children AT ALL TIMES when in the pool.
d. Toys and floats are provided for your use in the pool but are not meant to provide assistance for inexperienced swimmers. Any child or adult who cannot swim should not be permitted in the pool area.
e. The pool has an auto-fill device affixed to the side of the pool to keep the water at the appropriate level, please do not touch this device or alter its configuration in any way.
f. The pool has a robot which can clean the pool in between uses. This device is not a toy and should only be used for its intended purpose using the program on its controller. Please leave the robot out of the pool and switched off when not in use. Damaging this device in any way may result in a deduction from or loss of the security deposit.
g. If you have any issues with the pool you should immediately contact the property manager.
9. BALCONY AND DECK AREAS
a. Guests must supervise any babies and children at all times when using the Deck and Balcony areas.
b. The curtains on the deck should be tied back using provided curtain hold backs when the deck/balcony is not occupied.
c. The valve for the propane tank on the grill should be closed when not in use.
10. SMOKING
a. Smoking is not permitted inside the Vacation Rental nor on the balcony near the grill; and
b. Cigarette butts must be disposed of properly (i.e. in ashtray provided) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.
11. FIRE PIT
a. To allow you to enjoy a nice evening on the back patio a fire pit is available for use, only designated wood should be used in the fire pit. No other objects should EVER be placed in the fire pit.
b. The fire pit should never be filled past the level indicated in the fire pit instructions.
c. Do not leave the fire unattended while it is burning.
c. When not in use, once cooled down, the fire pit should be emptied in the designated area and placed underneath the bar.
12. PETS
a. Pets are permitted at the Vacation Rental only when disclosed at the time of the rental and applicable pet security deposit has been paid.
b. Pets are not permitted on the beds or furniture within the Vacation Rental. If it is evident that this has not been adhered to during the cleaning process it will result in forfeiture of the pet deposit.
13. DAMAGES AND BREAKAGES
a. All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b. To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
c. No bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
